Time-sensitive tax lien? Redemption deadlines move fast. (516) 828-1818 | info@lienshieldcapital.com | Apply
Private Lending · Real Estate Secured

A tax lien shouldn't cost you the property.

We make loans to the business entities that own real estate—so you can pay off delinquent taxes, clear the lien, and keep what you've built.

Loans from $50,000 Commercial purpose Business entities only

Lien Shield Capital makes commercial-purpose loans of $50,000 and up to business entities only. We do not lend to individuals, and we do not make consumer or residential loans.

Serving Nassau County, Long Island, and the greater New York metro.

Why this is urgent

Once a tax lien is sold, the meter is running.

A sold lien means a third party now holds a claim against your property—often ahead of everything else. Interest and penalties compound, and a redemption window starts closing. Most owners in this position don't have a bank standing behind them.

/ 01

Interest stacks fast

Tax lien rates and statutory penalties can far exceed ordinary financing—and they grow until the lien is satisfied.

/ 02

The deadline is real

Once the redemption period expires, the lienholder can take title to the property—often one that's free and clear—for a fraction of its value.

/ 03

Banks are slow or absent

If a tax lien sold, there was likely no mortgage escrowing the taxes. Traditional lenders won't move at the speed a redemption requires.

What we fund

A loan to the entity, secured by the real estate.

We lend to business entities that own real property and need to clear delinquent taxes or a sold lien. The financing is commercial-purpose and secured by your equity in the property.

  • Pay off and release a sold tax lien before a treasurer's deed transfers the property to the lienholder
  • Bring delinquent property taxes current
  • Bridge to a refinance, sale, or longer-term plan
  • Free up the asset so you control the timeline—not the lienholder

How it works

Three steps from notice to release.

1

Tell us about the property

Submit the entity, the property address, the lien or delinquency, and your timeline. A few minutes online or one phone call.

2

We review and quote

We confirm ownership and equity, then return loan terms quickly—because we know a redemption clock doesn't wait.

3

We fund and the lien is paid

At closing, the loan proceeds are applied directly to pay off the delinquent taxes or sold lien. The lien is released and the property stays in your hands.

Who qualifies

If you can check these, let's talk.

  • The property is owned by a business entity (or can be transferred to one to secure the financing).
  • There's a delinquent tax balance or a tax lien has been sold.
  • The property has no first mortgage.
  • You need to move before the redemption period ends and you lose the property.
  • The financing you need is $50,000 or more — that's our minimum loan.

Common questions

Answers before you apply.

Do you lend to individuals?

No. We lend to business entities that own the real estate. The financing is for a business or commercial purpose.

What's the smallest loan you'll make?

Our loans start at $50,000. Size is driven by the lien balance, the equity in the property, and your overall plan.

The tax lien was already sold. Is it too late?

Often not. In most jurisdictions a redemption period follows the sale, during which the owner can pay off the lien and reclaim clear title. The key is acting before that window closes—reach out as soon as possible.

What happens after I submit the form?

A member of our team reviews your details and follows up as soon as possible to confirm the property, the entity, and your timeline. If it's a fit, we provide a term sheet showing the loan amount, interest rate, and all costs — at no charge and with no obligation. Nothing happens to the property until you review and accept terms.

Is this tax or legal advice?

No. We're a lender. We'll help you finance a payoff, but decisions about your taxes, title, and legal strategy should be made with your own attorney and tax advisor.

Don't wait for the deadline

Clear the lien. Keep the property.

The sooner we see the file, the more room there is to work. Start now—it costs nothing to find out where you stand.
